In France, there are a multitude of devices that help to support renovation works. It is not always very easy for owners to identify the aids available. Back on the various mechanisms put in place by the State.
Renovations of great interest to sellers
Renovation work in real estate is enjoying a certain trend. If well executed, they can effectively insulate a dwelling. The interest is multiple. Already, renovations can provide enough savings in energy savings to amortize the investment several years after the work is completed. While providing additional comfort for the well-being of a household.
In addition, buyers are very vigilant with regard to the energy performance of a good. It is indeed a determining factor in the decision process for an acquisition. In the event of resale, a properly renovated home can benefit from a revaluation of its price, or it can at least avoid being sold below the market price. On the contrary, “toaster” dwellings are subject to devaluations in order to successfully sell.
Many helpers to seek
Now, the renovation works require a particularly heavy financial investment. On the other hand, the State as well as the local communities are able to offer subsidies to mitigate the impact of the works on the owners’ budget. One of them is a reduced VAT of 5.5% on eligible equipment. This is the case for windows, boilers, etc. But some services can also fall within the scope of eligibility since companies offer poses for energy improvement with reduced VAT. All poses concerning the aesthetic aspect are of course excluded from this tax reduction.
Then, it is possible to benefit from a 30% refund on the cost of the equipment concerned, thanks to the Energy Transition Tax Credit (CITE). And soon, the tax credit should be replaced by a bonus to reduce the waiting period for reimbursement. The State will also offer an unconditional means subsidy in the event of a change in an energy-consuming oil boiler. Accompanied by this, energy suppliers allocate vouchers in the event of work being carried out whose purpose is to reduce energy consumption. Prior information from professionals is necessary before starting the works.
Finally, the eco-PTZ is a device to finance renovation work at zero rate. This credit is provided by a member banking establishment and the requested company must have the mention “RGE” (Recognized guarantor of the environment). Starting next year, the government is studying a relaxation of loan obligations. Borrowers will be able to carry out single work, whereas it is hitherto necessary to carry out “bouquets” of work. The reorganization of the eco-PTZ should come into force in 2019.
